This project was completed in a historical building in downtown Des Moines, IA. The developer gutted the building and turned it into a mixed-use facility with retail space on the ground floor, offices on the second floor, and residential units on the remaining floors above. The ground floor was, at one time, a bank so there were no utilities in place for a convenience store with food service type of use. Henderson Engineers worked with the architect and owner to come up with a space that would meet their modern needs of a convenience store, while still maintaining the needs and appearance of a historical building.

There were several challenges that we had to overcome with the system designs due to the limited space and having to modify the existing building. Our design updates also adhered to the requirements of the historical society. The challenge was to implement modern comforts, such as ducted heating and cooling on the sales floor, where there may not have been any when the building was initially built.
