Walking distance from the Wilshire/Vermont subway station, 730 Vermont, a new, seven-story, multi-family development is taking shape. 730 Vermont will feature 80 co-living apartments with a total of 233 beds throughout along with 1,400 SF of ground floor retail space. Tenant amenities include an activated roof deck, indoor common space with courtyard on the second floor, and outdoor lounge on the seventh floor.
Henderson Engineers designed the HVAC system to utilize premium efficiency Variable Refrigerant Flow Heat Recovery Systems (VRF) with the condensing units located on the roof. The heat recovery system allowed for localized controllability via dedicated fan coil units within each of the bedroom suites. Full fire and life safety systems throughout the facility included modern notification and detection systems as well as detailed sprinkler design carefully coordinated with the automated parking system that is LAFD approved.
The project is built on a methane site which required extensive coordination between the HVAC, fire alarm, and methane detection systems. The electrical design of the space includes the provision of lighting circuiting and controls, circuiting of the power and data receptacles, and Title 24 compliance. For the commercial space, Henderson provided a cold dark shell design including a grease interceptor for future restaurant build out.
