Grandscape, a 433-acre lifestyle center, opened in April 2020. Located within The Colony, a suburb of Dallas, this long-awaited social hub features 3.9 million square feet of one-of-a-kind retailers, eateries, and entertainment anchors such as Andretti Indoor Karting & Games and Galaxy Theaters. The curated selection of retailers and space planning was strategically done with the intention of creating a captivating environment where patrons would want to spend their whole day.

Henderson Engineers was involved in Phase 1 of the project, which was comprised of 16 buildings, including the shell and tenant improvement for the two entertainment anchors. Henderson designed for building flexibility to accommodate the changing tenant uses as the center evolves over time. However, the most challenging piece of the project was designing the infrastructure to support the interactive features found throughout the site which required detailed coordination between multiple different components and close collaboration with various stakeholders. These unique features included a 35’ kaleidoscope composed of triangular LED panels, a clock tower which projects customized images onto the 3,433 SF fountain feature, a 43’ by 33’ double-sided video board surrounded by water, and an outdoor performance stage.

Henderson also provided design services for the 14-story residential high-rise set to open June 2021, for those who want to live in the middle of the action.
