Henderson Engineers provided building systems design for the renovation of a 15,000 SF space to become pharmaceutical, R&D, and analytical laboratories for XenoTech. The new space includes several large, open, flexible analytical laboratories, a large cell culture suite, a regulated bio-analysis suite, ultralow temperature freezer room, and numerous laboratory support spaces. The facility uses liquid and gaseous nitrogen and CO2 and includes oxygen depletion sensors and alarms. The ultralow freezers are supplied with liquid nitrogen as a backup cooling source.

The HVAC system includes a 100% outside air variable air volume (VAV) air handler and laboratory airflow control system. The spaces have strict pressure relationship requirements which are maintained by the airflow control system. High plume laboratory exhaust fans remove one-pass air from chemical fume hoods, biological safety cabinets, and general exhaust grilles. The exhaust system is also VAV and maintains the pressure relationships required between spaces. Redundant cooling is also included.

Plumbing systems include CLSI type II purified water, tempered water for emergency fixtures, piped compressed air, piped liquid nitrogen, piped gaseous nitrogen, and piped gaseous CO2. The nitrogen and CO2 are supplied from bulk liquid storage tanks located on site. Compressed air is supplied from an oil-less compressor that includes filters and refrigerated dryer.

Lighting is provided via lay-in fluorescent fixtures with dual lamps and dual switches to provide white or yellow light. Power is distributed via overhead service carriers to allow the labs to be reconfigured easily. The laboratories, and redundant cooling systems are backed up on a generator.
