A new $85 million, 20-story, high-rise tower opened their doors at the northeast corner of McKinney Avenue and Routh Streets, the epicenter of Uptown Dallas. As a pedestrian-friendly neighborhood, Uptown Dallas has a walkability score of 96, making it the ideal place to live, work, and play especially for the younger demographic. Along with the rising demand for housing, the developer saw One Uptown as the perfect opportunity to include 36,000 SF of premium restaurant and retail space on the ground floor below the 198 luxury apartment units.
Henderson Engineers designed the HVAC system to utilize premium efficiency Variable Refrigerant Flow Heat Pump Systems (VRF) with condensing stations on each floor that seamlessly integrate with the architectural aesthetics. Modern metering systems were planned to segregate and monitor consumption for living units, and state-of-the-art technology and connectivity was provided for residences. Full fire and life safety systems throughout the facility include modern notification and detection systems. Additionally, impactful lighting was designed to promote this iconic tower in Uptown Dallas.
