Magnolia Hill is a ground-up apartment complex consisting of market rate units with three distinct floor plans. The 3-story, type-V building will be comprised of 19 apartment units on the 2nd and 3rd floor and 1,700 SF of retail/restaurant space on the ground floor. Parking is provided onsite by a naturally ventilated on grade parking lot.

Henderson Engineers designed the full mechanical system for the apartments and common areas to include outside and exhaust air, HVAC units, ductwork, diffusers, and exhaust which interfaced with the base building central system. Due to the amount of landscaped area, this project falls under the city of Los Angeles’ graywater ready city ordinance. Our plumbing design had to include a graywater ready system which meant independently piping lavatories, clothes washers, and bathtubs for future graywater capture for irrigation. The electrical design of the space includes the provision of lighting circuiting and controls, circuiting of the power and data receptacles, and Title 24 compliance.
