Henderson Engineers provided mechanical, electrical, plumbing, and fire and life safety engineering design services for two speculative retail/office tenant buildings. The buildings total 82,800 SF and have a construction cost of $10 million. The first floor is occupied by retail tenants while the second floor serves as office space. The pad site is a 4,500 SF single-story speculative restaurant building.

The speculative office HVAC design includes DX split systems or packaged roof-mounted units, duct distribution, and air devices in the public corridor and common areas. The tenant electrical services were designed as electrical gutters within interior electrical rooms with space for individual tenant meters and proposed empty conduits for future tenant use. A house meter serves interior and exterior building lighting in common areas. Separate property electrical services were designed for shared power needs including site lighting/signage, plaza features, and irrigation system power.
