Downtown’s Fashion District is no stranger to development projects spurring throughout their neighborhood, especially adaptive reuse ones. Through a joint venture, the former Deardens’ building is poised to become part of the mixed-use creative campus which combines three adjacent parcels.

Henderson Engineers is bringing new life to this 1904 building. The former four-story department store will be converted into creative office space with retail and restaurant on the ground floor. With the new space program, our core and shell scope included DWP service upgrade, new mechanical equipment layout on roof, new bathroom locations for each floor, hoods and ventilation for cooking equipment on ground floor, new grease interceptor, and new lighting for public areas.
