Part of the Saint Luke’s Health System, Bishop Spencer Place strives to be “the place for distinctive senior living,” allowing its residents independent and active lifestyles. Henderson Engineers provided building systems design services for this 54-apartment addition to the continuing care retirement community that includes a below-grade parking garage and the Spencer Center.
A four-pipe heating and chilled water system serves fan coil units in each apartment and common space. The penthouse is where the central plant is located and includes the chillers, hot water boilers, pumping package, domestic water heaters, and the cooling towers are located on the adjacent roof. Roof-mounted energy recovery units provide ventilation throughout the facility. In addition, a 300KW generator, fire pump, domestic booster pump, and sand/oil separator were put into place.
The new four-story high-rise project addition provides independent living apartments access to the Spencer Center that is connected via a pedestrian walkway. This building provides the residents a community center atmosphere complete with a cafe, arts and crafts area, exercise area, and meeting rooms. A pedestrian bridge also connects the expansion with the existing building in order to provide the residents with a more holistic approach to apartment living. The apartments are designed to promote aging in place, meet market expectations, and are larger than the corresponding unit located in the existing building.
